4.1 Public Hearing- Annexation Petition 05-03.  To receive public comment relative to a proposed annexation of certain land into the corporate limits of the City of Maricopa pursuant to Arizona Revised Statues 9-471 for the portions of land located in those portions of Section 36 Township 4 South, Range 3 East, and Section 1, 2, 3, 11, and 12 of Township 5 South, Range 3 East, and Section 6, 7, 8, and 9 of Township 5 South, Range 4 East of Pinal County, Arizona, described as beginning at the Southwest corner of Section 36 Township 4 South, Range 3 East bordered by the state land in the same section; the Southwest corner of Section 1 of Township 5 South 3 East Bordered by the City of Maricopa; Sections 2,3,11,12 of Township 5 South 3 East; The Southwest corners of Sections 6,7,8,9 bordering the City of Maricopa.

4.2 PAD 05.09:  A request by El Dorado Holdings, L.L.C. for approval of a requested amendment to the Eagle Shadow Master Planned Development. This specific request coincides with the request for the zoning approval of the Eagle Wing Master Planned Development located on the south side of the Maricopa-Casa Grand Highway and Union Pacific Railroad. The applicant is requesting the deletion of industrial and the addition of low density housing as well as the realignment of the Santa Cruz Wash. The boundary of Eagle Shadow would not change from the original MPD approval.
 
4.3 PAD05.07 and ZON05.09-A request by El Dorado Holdings, Inc. for approval for the development of approx. 908 acres to be established as a residential Master Planned Development known as Eagle Wing located within Pinal County. The applicant is requesting to rezone this property from “CI-2”, (industrial zone), to “CR-3” (single family residential), Industrial, and Transitional. Zoning to allow for a variety of uses including; residential, commercial, mixed use, school, and open space. Application has been made to the City of Maricopa, and an annexation petition has been filed with Pinal County to include this development. This development is located in a portion of Section 1, Township 5 South, Range 3 East, Sections 6, 7, and 8, Township 5 South, Range 4 East, in Pinal County Arizona. The property is generally located along the south side of the Maricopa-Casa Grande Highway from west of White & Parker Rd., to Hartman Rd., and south to Peters and Nall Rd. 

5.0 Agenda Items

5.1 SPR05.16- Miller Holdings is requesting site plan review approval for the proposed “Maricopa Town Center” a 12,000 sf commercial retail center, to be located just north of the northeast corner of Garvey Rd., and John Wayne Pkwy, this site is currently zoned “CB-2” General Business Zone. The case has been seen by the Commission on 08.08.05 and 08.22.05. Discussion & Action.

5.2 SPR05-17- Maricopa Groves Self Storage is requesting site plan review and approval for the proposed “Maricopa Self Storage Building #8, Phase II”. Maricopa Self Storage is an existing facility located at 20125 N. Maricopa Rd. The specific request is to build a 300 unit two story storage facility on the interior of the property, which would be surrounded by existing buildings. This site is zoned CB-2.  Discussion & Action.

5.3 TXT05.05 – An application to amend Article 23 of the City Code for the City of Maricopa, City of Maricopa Zoning Code “General Provisions and Exceptions” to add Section 23.31 Swimming Pools. This case has been seen by the Commission on 08.08.05 and 08.22.05. Discussion & Action.

5.4 TXT05.06- An application to amend Article 23 of the City Code for the City of Maricopa, City of Maricopa Zoning  Code “General Provisions and Exceptions” to add Section 23.32 Above Ground Portable Spas and Hot Tubs.   Discussion & Action.

5.5 New Commissioner- Commission shall discus the selection of a new Planning & Zoning Commissioner. Discussion & Action.
